Epmark, Inc., the nation's only franchiser of condominium development systems, added 18 new franchisees to its national network in 2003. The Columbus-Ohio company now has 75 franchisees building affordable, ranch-style condominium communities in 22 states. "The market is really heating up for quality, affordable condominiums across the country. The growing population of active adults nearing retirement is fueling the demand," say Epmark principals Philip Fankhauser and Edward Bacome. Epmark's proprietary system enables franchisees with or without building industry experience to quickly enter the growing condominium market with successful products, processes and partners. The system includes plans, designs and specifications as well as business processes, franchisee training, supplier partnerships and individual consultation. Currently 55 percent of Epmark franchisees have experience in the building industry while the remaining 45 percent are successful entrepreneurs or professionals with no real estate background. Epmark seeks to identify prospective franchisees at the International Builders' Show this week. At year-end 2003, Epmark had over 200 communities with nearly 15,000 units. As the market grows, the company projects it will increase its annual closings from about 2,000 in 2003 to about 5,000 by 2005. Attracting franchisees are the company's unrivaled track record, its fast-selling units, and its strong franchisee training programs and resources. Also appealing is the company's commitment to market research, continuous improvement and innovation. Attracting homebuyers are the superior construction materials and design elements normally reserved for costlier homes. The single-story units feature large great rooms, verandas and guest rooms, and community amenities include social, recreation and fitness centers.
